- Inspect roof for winter damage — missing shingles, lifted flashings
- Clear eavestroughs and downspouts of debris
- Check fascia and soffit for rot or paint peeling
- Repoint mortar on brick or stone foundation
- Test weeping tiles — inspect window wells for pooling
- Check for frost heave at foundation & steps
- Re-caulk exterior window and door frames
- Open and test exterior hose bibs (shut off last fall)
- Test sump pump — pour water into pit to trigger float
- Inspect basement walls for new efflorescence or cracks
- Clean dryer vent duct from exterior cap
- Service air conditioner — clean coils, check refrigerant
September – October
- Reverse ceiling fan direction (clockwise, low speed)
- Bleed hot-water radiators before heating season
- Flush baseboard heaters — check for air pockets
- Re-caulk exterior penetrations (pipes, wires, vents)
- Clean and inspect chimney flue before first fire
- Drain and shut off exterior hose bibs
- Check all weatherstripping — doors and windows
- Inspect attic for air leaks at top plates and fixtures
- Clean eavestroughs after leaves fall
- Winterize irrigation system if applicable
- Test smoke and CO detectors — replace batteries
- Stock furnace filters for the heating season
Any time — do once a year
- Record ages of all major systems (furnace, water heater, roof)
- Inspect electrical panel — look for burn marks, loose wires
- Test all GFCI outlets (kitchen, bath, exterior, garage)
- Test AFCI breakers if installed (press test button)
- Check water heater sacrificial anode — replace if depleted
- Flush water heater sediment — drain 2–3 gallons from base
- Inspect attic for moisture stains, pest evidence, proper baffles
- Service furnace — filter, humidifier pad, flame sensor
- Have chimney swept if using wood-burning fireplace
- Check dryer vent full length for blockage or kinks
