Set expectations from the build era before you form an opinion in the hallway.
- Note the stated year built and treat it as a starting hypothesis, not a fact.
- Read the decade entry for that era and list the systems worth attention.
- Ask the listing agent, in writing, what documentation exists: permits, invoices, inspection reports, warranties.
- Ask a prospective insurer whether they quote on homes of this age and area, and what details they need.

- Listing history, assessment record, any seller-supplied disclosure or report.
- Who to ask
- Insurance broker or insurer; mortgage broker or lender for timing constraints.
