    Buyer due diligence by construction era

    Use the construction era to decide which questions deserve attention and which records to request — then let inspection and documentation, not the era, decide the answers.

    Era-specific question sets

    Pre-1920 homes

    Housing from this period predates the first National Building Code of Canada (1941) and most municipal permit record-keeping. Documentation is usually thin, so the research task is to reconstruct what has been changed rather than to assume what was original.

    Ask before you remove conditions

    • Municipal or provincial permit history for electrical, plumbing, heating and structural work
    • Utility or service company records for the heating appliance and any chimney liner
    • A home inspection with attention to concealed framing, foundation and moisture pathways
    • Laboratory testing where suspected asbestos-containing or lead-painted materials will be disturbed
    • A long-term radon test regardless of age, since radon depends on soil and building pressure, not age

    1920s–1930s homes

    This period spans a construction boom and then the Depression, so quality and specification vary widely even within a single street. National model codes still did not exist, and municipal by-laws differed substantially.

    Ask before you remove conditions

    • Electrical permit history and the age and rating of the current panel and service
    • Whether any oil tank was ever installed, and if so what removal or decommissioning documentation exists
    • Chimney and venting condition for the appliance actually installed today
    • Whether visible plumbing is representative or only the last section replaced
    • Suspected asbestos in duct wrap, boiler insulation or flooring before any disturbance

    Post-war homes (1940s–1950s)

    The first National Building Code of Canada appeared in 1941 and CMHC financing standardised much of the housing built for returning veterans and rapid suburban growth. Plans repeat across whole neighbourhoods, which makes comparable-street research unusually useful.

    Ask before you remove conditions

    • Panel rating, wiring type at devices, and whether the service was formally upgraded under permit
    • Heating appliance age, service records and venting arrangement for the current appliance
    • Whether any oil tank remains buried or above ground, and its documentation
    • Testing before disturbing flooring, siding or duct insulation that may contain asbestos
    • Attic insulation type — vermiculite requires specific caution and testing

    1960s homes

    By the 1960s, model-code adoption was widespread and suburban construction was highly systematised. Detail quality is generally more consistent than earlier eras, which makes deviations from the standard plan worth investigating.

    Ask before you remove conditions

    • Whether textured ceiling material was tested before any past or planned disturbance
    • Panel labelling, service rating and evidence of permitted electrical work
    • The current heating appliance's venting, combustion air and service history
    • Whether drains are original cast iron and how they were assessed, for example by camera
    • A long-term radon test, which is unrelated to construction age

    1970s homes

    Energy prices reshaped this decade. Retrofit insulation programs, heating conversions and envelope changes were widespread, so the story of a 1970s house is often about what was added in the years right after it was built.

    Ask before you remove conditions

    • Whether branch wiring is aluminum, copper, or a mixture, and how terminations were treated
    • Insurance requirements attached to aluminum wiring for the specific insurer being used
    • Any documentation of retrofit insulation programs on this property
    • Oil tank history, including provincial or municipal decommissioning records
    • Ventilation adequacy given the air-sealing work that has been done

    1980s homes

    The 1980s brought measurable air-tightness goals into mainstream construction. That improved comfort and energy use, but it also made ventilation and moisture management a design requirement rather than an accident of leaky construction.

    Ask before you remove conditions

    • Plumbing material at multiple locations, not only the visible basement run
    • Whether the electrical panel is a brand with documented recall or insurer concerns
    • Whether mechanical ventilation is present, operating and balanced
    • Attic condition for moisture staining that indicates air leakage from below
    • Radon testing, since tighter homes can accumulate soil gas differently

    1990s homes

    By the 1990s, Canadian housing looks broadly familiar to a modern buyer. The research task shifts from hazardous materials toward envelope performance, ventilation, and whether remediation or warranty work has occurred.

    Ask before you remove conditions

    • Whether any building-envelope remediation was performed, and what warranty documentation exists
    • Ventilation equipment operation and maintenance records
    • Roofing age and installation documentation
    • Whether any suite or basement development was permitted
    • Radon test results, which cannot be predicted from construction year

    Applies to every era

    • Request the municipal property file and permit history for the address.
    • Confirm insurance in writing before removing a financing or insurance condition.
    • Ask which parts of the inspector's report are visual-only and what needs a specialist.
    • Record every seller statement about renovations and ask for supporting documents.
    • Treat absent records as unknown history rather than as evidence either way.
